Certificate of Occupancy Requirements

Commercial

The City requires that a Certificate of Occupancy be obtained upon any change in use, tenancy, or occupancy of a commercial building, in whole or in part.

A completed application with fees, inspection along with issuance of an Occupancy permit is required regardless of the use of the building or structure (Business, Storage, Industrial, etc.) in the City. All areas of the building or structure shall be subject to inspection for compliance with the applicable codes and ordinances of the City.

Residential (Single-Family & Multi-Family Apartments)

The City requires that a Certificate of Occupancy be obtained upon any change in use, tenancy, or occupancy of a non-owner occupied single-family residential as well as multi-family dwellings, in whole or in part. A re-occupancy inspection shall be required on each change of occupancy of the dwelling where the occupant is not the owner on file with the St. Charles County Recorder of Deeds.

A completed application with fees, inspection along with issuance of an Occupancy permit is required for all non-owner occupied single-family residential and multi-family units (residential homes, townhouses, condos, duplexes, apartments, etc.) in the City. All areas of the building or structure shall be subject to inspection for compliance with the applicable codes and ordinances of the City.

Note: The City of St. Peters does not require an occupancy inspection for the sale of a home as long as the property is owner occupied.
