Planning, Zoning and Development

 


The City of St. Peters Planning Department is charged with the oversight and enforcement of the Zoning and Subdivision Ordinance - Chapter 405 of the Municipal Code.



What Is the Role of the Planning Department?


Planning Department staff reviews applications and plans related to development in the City of St. Peters and makes recommendations to the Planning & Zoning Commission and Board of Aldermen.

In addition the Planning Department prepares amendments and updates to the Zoning and Subdivision regulations to ensure that the ordinance addresses and reinforces community standards; this includes enforcement of the zoning code as well.

Long range projects are also overseen by the Planning Department such as preparation of the Comprehensive Plan and long range planning for future annexations.

Landscaping

Fence Information

 

Fence installation in residential zoning districts does not require a permit; however, the City code does include regulations regarding fences. A miscellaneous building permit is required for fence installation in commercial, industrial and multiple family districts.

Temporary Businesses

Temporary businesses may require approval by the Planning and Zoning Commission. Contact ext. 1438 at either 636.278.2244 or 636.477.6600 regarding the specific temporary activity and requirements.

The Planning and Zoning Commission reviews Use Approval applications per the posted schedule and then the final determination on these uses. These temporary uses may be approved with contingencies related to the length of time for operation, site requirements, or other conditions.

For example: a plant sale or Christmas Tree lot requires use approval in the commercial districts,except the C-1 District, and the industrial districts. Therefore, on a C-2 zoned site, the Planning and Zoning Commission would have to approve the use prior to operation. Also, the Planning and Zoning Commission may apply conditions to the permit. The development must then comply with the conditions.

The purpose of the plan is to provide a guideline for the City’s future. The Future Community Plan provides a specific land use guide for both the Planning Commission and the Board of Aldermen to make decisions regarding future development that will support the goals of the City and provide services, employment, and recreation for residents.

Ward MapAnnexation

 

Voluntary Annexation into the City of St. Peters is a simple process and is done at no cost to the applicant. The City of St. Peters provides a range of municipal services including police protection and snow removal. In addition, citizens of St. Peters enjoy free use of city parks and reduced rates at the Rec-Plex an outstanding indoor recreation complex including swimming/diving, recreation pool with a slide, two ice rinks, weight rooms, and gymnasium.

An annexation petition must be filled out and returned to the Planning Department. State law requires the piece of ground being annexed into the City to be contiguous.
