Premier 370 Business Park
Premier 370 Business Park is an 850-acre business community located at Highway 370 near Interstate 70, with access to rail and only 10 miles from Lambert International Airport. With more than 4 million total square feet of space of developable area, Premier 370 accommodates a full spectrum of real estate business solutions including build-to-suit, design build, and "GREEN" environmentally conscious development.

Trucking company Dayton Freight operates a 51,000-square-foot distribution center at the corner of Premier Parkway and Executive Centre Parkway. This facility, opened in 2011, includes an office area, warehouse with 60 truck docks and maintenance building. Dayton Freight’s move to Premier 370 allowed the company to expand.
RB, a global leader in the manufacture of home, hygiene and health products, built a 715,000-sq.-ft. project at Premier 370 Business Park and completed a 27,000-sq.-ft. expansion at an existing facility in Arrowhead Industrial Park in 2016. RB expects to create 450 new permanent jobs in St. Peters when combining the additional workforce needed for both of its projects.
Best Buy is preparing a site across the road from RB for a 252,000-sq.-ft. warehouse and distribution center.

More than 1 million square feet of space is under construction at Premier 370 Business Park.
At the time of this writing, earth movers were preparing two new sites at Premier 370 Business Park: Saia LTL Freight is building a 51,260-sq.-ft. trucking facility and maintenance building down the street from RB and across from Dayton Freight; and Best Buy is preparing a site across the road from RB for a 252,000-sq.-ft. warehouse and distribution center.

More development is expected at Premier 370 Business Park, an 850-acre business community with large open tracts of development unlike any other sites available in St. Charles County. Trucking company Dayton Freight’s 51,000-sq.-ft. distribution center was the business park’s sole occupant until this new round of development.
“When I see the heavy machinery getting these sites ready for new development, I get excited about the jobs and opportunities this growth will create for our community,” said Mayor Len Pagano.

Reckitt Benckiser (RB) is making a significant new investment in St. Peters that signals great things to come for Premier 370 Business Park and our local economy.
A global leader in the manufacture of home, hygiene and health products, RB has a number of popular brands—Vanish, Calgon, Woolite, Finish, Lysol, Mucinex and much more. RB plans to expand in St. Peters with two projects: a new $31.5 million, 715,000-square-foot facility at Premier 370 Business Park; and a 27,000-square-foot expansion at the company’s current 425,000-square-foot location in the Arrowhead Industrial Park off Salt River Road near Highway 79.
RB says that these two new projects will eventually provide 450 new jobs.
Also in Premier 370 Business Park, Duke Realty has been approved to build a 500,000-square-foot office/warehouse building across the street from the RB expansion. This will be a “spec building”—built on speculation that the facility will draw a tenant to the site.
Mayor Len Pagano says that he’s excited that RB is expanding in St. Peters, and that development is heating up in Premier 370 Business Park. The 850-acre business community has more than 4 million total square feet of developable area for office, retail, light industrial, service center, warehouse and major distribution facilities—perfectly located in the center of the nation with easy access to rail, major interstates and an international airport.
“Premier 370 Business Park is a major catalyst for economic development growth in St. Peters and our entire county,” Mayor Pagano said. “The RB project only scratches the surface for the potential at Premier 370.”
RB’s project at Premier 370 will provide warehouses, custom manufacturing and repackaging operations on 48 acres owned by Duke Realty along the north side of Premier Parkway, south of Highway 370. The project is expected to be substantially complete by the end of the year.
“By the time Premier 370 builds out, it will provide thousands of local jobs, not to mention millions of man-hours of construction trades jobs on these projects. RB’s investment in our community is a great start to 2016, and we expect even greater things moving forward for Premier 370 and our community!” Mayor Pagano said.
Premier 370 Business Park, with commercial sites located both south and north of Highway 370, is located just north of I-70, 10 miles from Lambert International Airport, and includes rail access.
Property at Premier 370 first opened to potential development in 2009 during the midst of a global recession following the 2007-2008 financial crisis. Trucking company Dayton Freight, which opened a 51,000-square-foot distribution center in 2011, was the business park’s only occupant.
With the recession behind us, the City of St. Peters is getting more and more interest in Premier 370. RB’s expansion should mark the beginning of much more development in the 850-acre business park. There are still 688 acres of developable land available.
A 2004 independent study by an expert on site selection found that St. Charles County faced a shortage of sites for employers, and that St. Peters’ Lakeside 370 project (since renamed Premier 370 Business Park) could provide a solution to that issue.
Mayor Pagano said, “Now that the economy is heating up, I think that we’re seeing that this is going to come true. Not many locations can provide development for 48-acre sites with buildings bigger than 700,000 square feet—and have so much room to grow. To give you an idea of the size of these projects at Premier 370, the entire floor of the Scottrade Center is 36,000 square feet—multiply that by 20 to reach the total space in the new RB site. And that’s just one project.”
370 Lakeside Park
370 Lakeside Park, located at 1000 Lakeside Park Drive off Highway 370, has developed into a destination park since opening on May 19, 2011.
